Offer Writing and Submission

Have all of your tasks for submitting an offer handled by us, and take your time back. Price includes preparation of 3 offers for the same buyer.

  • Provide all details required to create the offer including forwarding the Highest and Best Guidelines if not included on the MLS

  • Review of details on the Highest and Best email and alert you if there are any special considerations

  • Creating a cover letter highlighting the offer on your letterhead

  • Downloading all documents contained on the listing (Lead Paint, Sellers Disclosure, etc.)

  • Sending you a cover letter and contract for your approval

  • Once approval is received from you, sending an email to buyers with contract, and all documents that they will need to sign for their review prior to sending via DocuSign, if that is the procedure you usually follow

  • Once approval received from buyers, sending documents to buyers for signatures and cc'ing you*

  • Download into one PDF if guidelines require submission in this manner

  • If desired, set up in your email to send to the listing agent or we send to listing agent  on your behalf **

  • Let buyers know the offer was sent, if you prefer.

Transaction Management

Let us coordinate all administrative tasks with your buyer for you. This package includes custom correspondence with your buyer as a  member of your Team. You won't need to perform all the tasks and worry about whether you have everything completed.  With a hundred moving parts, staying on top of communication, dates, and deadlines is key to keeping the deal together and your clients happy.  Let us keep track of these key components. After all, the devil is in the details.  Tasks performed include, but not limited to:

  • Introduce ourselves via call and/or email and explain the process and our involvement, defining what we will assist them with and what they need to discuss with you, their agent, and their attorney.

  • Contract Docs sent to all parties for commencement of Attorney Review

  • Copies of contract and supporting documents sent to buyers for their records

  • Send contract and supporting documents to mortgage officer with an intro email

  • Check for Attorney Review status on MLSs; email listing agent if not changed and intro

  • Monitor correspondence for A/R concluded date

  • Check status of MLSs for UC and follow up with listing agent if necessary

  • Create Important Dates Email for buyer & you if not supplied by attorney; send Checklist of Tasks to buyer

  • Send buyers an email with all your recommendation list of inspectors to contact

  • Coordinate with buyers which inspectors they have chosen and assist them with scheduling if needed with inspectors and you

  • Coordinate and schedule all inspections with listing agent, you and buyers:

    • Home Inspection

    • Tank Sweep

    • Chimney

    • Sewer

  • Submit ShowingTime appointment request if required by listing agent for inspections

  • Receive copies of all reports from buyer and distribute to buyer's attorney and you

  • Coordinate and schedule all follow-up estimates required for home demands with contractors, buyers and listing agent

  • Follow up on estimate documents with buyers and forward to buyers attorney and you

  • Ensure receipt of fully signed addendums if necessary

  • Coordinate scheduling appraisal with listing agent and you

  • Correspond with mortgage company on an on-going basis for status of mortgage and if appraisal was received at purchase price;  alert you if there are any issues

  • Track key dates and deliverables, including:

    • Deposits Received by Due Dates

    • Escrow Letter (s) Received

    • Inspections Scheduled

    • Appraisal Scheduled

    • Mortgage Commit Recv'd by Due Date-check for stips and alert you

    • Appraisal Cleared

    • Home Inspection Demands Sent by Due Date

    • End of Home Inspection Contingency Received

    • Tentative Closing Date-is deal on track to close?

    • CTC Received

    • Coordinate with listing agent any CCO/CSACMAPFEC certificates required to be filled  in

  • Research utility companies, etc. for the town and send Buyer Last Steps to Close email

  • Check status of MLSs for Close Status and sold price

  • Zillow Review email Request to buyer

Contract to Close Buy-Side Transaction Management

Offer accepted?  Now the fun really starts! Staying on top of due dates and deadlines is important so the deal runs smoothly. Contact with the buyer remains your responsibility and we will coordinate with you to keep everything on track. Tasks performed include, but not limited to:

  • Contract Docs sent to Attorneys for commencement of Attorney Review

  • Check for Attorney Review status on MLSs; email listing agent if not changed

  • Monitor correspondence for A/R concluded date

  • Check status of MLSs for UC and follow-up with listing agent if necessary
