Detailed information about our Listing Transaction Services Packages is found below. You can choose from the most comprehensive package, where we do all the heavy lifting, to a lighter package where we just handle the basics. No matter where you fall, we have a package to suit your needs and budget.  If you want us to handle your transaction management for that listing once you have an accepted offer, be sure to add our Contract to Close Transaction Management package.

Platinum Residential Listing Package

Our most comprehensive package has all you need, including extensive coordination for all the pre-listing tasks. Tasks include, but are not limited to:

  • 1-hour pre-list consult to identify needs, timeline, and course of action

  • Submit OPRA for Permit History and Property Tax Card; alert you if there are any issues (check history for Closed and Tank Decommissions/Pulls; check Property Tax Card to floor plan and room counts); follow up with seller if permits need to be closed

  • Completing and sending listing documents to Sellers for signatures, including Coming Soon

  • Review Seller's Disclosure for accuracy of answers bringing to your attention any issues so you can address them with your seller

  • You send the exclusion list and we will place it in the MLS of your choice; if it's too long, we will create a separate document and upload it to the MLS

  • Create a Special Features document (if warranted) based on information supplied by you

  • If the agent desires, we will provide custom communication with vendors, your seller, and yourself to arrange scheduling for:

    • Staging 

    • Photos 

    •  Video

    • Floor Plans

    • Sign installation

    • Lockbox installation

    • Virtual Stager if necessary

  • Confirm appointments with seller and vendors; send seller schedule; send seller customized documents explaining each stage and defining their responsibilities; provide seller checklists for preparation on each phase

  • Review photos sent from the photographer, sort through them, choose the better ones, and send them to you for approval, if you allow 

  • If any photos are being sent for virtual staging, coordinate with the vendor including follow-up

  • Send us the Floor Plans; if needed, we will create either pdfs or jpg as needed; Let us know if you want the floor plan uploaded as jpg on MLS

  • Write a description for the listing and obtain approval from you

  • Review Video for accuracy, flow, and errors, alert you to issues, and coordinate changes with the videographer
