Detailed information about our Listing Transaction Services Packages is found below. You can choose from the most comprehensive package, where we do all the heavy lifting, to a lighter package where we just handle the basics. No matter where you fall, we have a package to suit your needs and budget.  If you want us to handle your transaction management for that listing once you have an accepted offer, be sure to add our Contract to Close Transaction Management package.

Platinum Residential Listing Package

Our most comprehensive package has all you need, including extensive coordination for all the pre-listing tasks. Tasks include, but are not limited to:

  • 1-hour pre-list consult to identify needs, timeline, and course of action

  • Submit OPRA for Permit History and Property Tax Card; alert you if there are any issues (check history for Closed and Tank Decommissions/Pulls; check Property Tax Card to floor plan and room counts); follow up with seller if permits need to be closed

  • Completing and sending listing documents to Sellers for signatures, including Coming Soon

  • Review Seller's Disclosure for accuracy of answers bringing to your attention any issues so you can address them with your seller

  • You send the exclusion list and we will place it in up to (2) MLSs; if it's too long, we will create a separate document and upload it to up to (2) MLSs

  • Create a Special Features document (if warranted) based on information supplied by you

  • If the agent desires, we will provide custom communication with vendors, your seller, and yourself to arrange scheduling for:

    • Staging 

    • Photos 

    •  Video

    • Floor Plans

    • Sign installation

    • Lockbox installation

    • Virtual Stager if necessary

  • Confirm appointments with seller and vendors; send seller schedule; send seller customized documents explaining each stage and defining their responsibilities; provide seller checklists for preparation on each phase

  • Review photos sent from the photographer, sort through them, choose the better ones, and send them to you for approval, if you allow 

  • If any photos are being sent for virtual staging, coordinate with the vendor including follow-up

  • Send us the Floor Plans; if needed, we will create either pdfs or jpg as needed; Let us know if you want the floor plan uploaded as jpg on MLSs

  • Write a description for the listing and obtain approval from you

  • Review Video for accuracy, flow, and errors, alert you to issues, and coordinate changes with the videographer

  • Create and/or edit Virtual Tour 

  • Create an incomplete listing in up to (2) MLSs and send for your approval

  • Post listing in up to (2) MLSs in either Coming Soon or Active Status

  • We'll obtain the seller's showing schedule and if needed, explain Showing Time if you prefer sellers to confirm appointments

  • Set up ShowingTime when the listing is on MLSs (includes up to 5 changes to schedule to accommodate seller); merge listings if required

  • Upload photos and rearrange as needed

  • Post all Open Houses on  up to (2) MLSs

  • Add virtual tour & video links to up to (2) MLSs

  • Add Town website links if allowed on up to (2) MLSs

  • Sync Lockbox in Supra

  • Disclosures/ paperwork required uploaded to up to (2) MLSs

  • Set up activity reports for sellers from up to (2) MLS, Realtor.com, ShowingTime if needed

  • Send email to seller notifying when listing is on  up to (2) MLSs

  • Verify listing syndicates accurately to Realtor.com, Zillow.com, and Trulia.com

  • Required Disclosures/paperwork submitted for office compliance and submitted for review; follow-up on any errors

  • Add any additional photos if necessary to the Coming Soon listing

  • After Coming Soon expires, check all feeds when listing status is Active to ensure proper syndication

  • Includes Price Improvements with necessary paperwork and changes in to up to (2) MLSs and post Open Houses as needed

  • Includes Withdrawal if necessary with paperwork and changes in up to (2) MLSs

  • Zillow and/or Google Review email Request to buyer

  • Zillow and/or Google Review Reminder emailed

  • Client address updated in CRM

  • Add client to appropriate follow-up campaigns

Platinum Package: $398

Gold Residential Listing Package

Includes everything in the silver package, with additional value-added tasks to take the burden away from you. Includes interaction with the seller for administrative tasks. Tasks included are:

  • 30-min pre-list consult to identify needs, timeline, and course of action

  • Submit OPRA for Permit History & Property Tax Card and forward to you for review

  • Completing and sending listing documents to Sellers for signatures, including Coming Soon

  • Send us the Floor Plans and we'll check them to the pictures to make sure they are accurate

  • If needed, we will create either pdfs or jpg as needed; let us know if you want the floor plan uploaded as jpg on MLSs

  • You decide which pictures you would like used on the listing; send them to us and let us know which order you prefer; let us know if any need to be virtually staged

  • If any photos are being sent for virtual staging, we'll coordinate with the vendor and do all follow-up

  • Check photos to MLS for additional features to add and update MLSs

  • Review Video for accuracy, flow, and errors, alert you to issues and coordinate changes with the videographer if needed

  • Create and/or edit Virtual Tour with details, description, etc.

  • We will create the description for the MLS. Edit for the number of characters allowed for each one

  • Obtain a Special Features Document from you if applicable and check it to the MLS

  • Check Seller's Disclosure to MLS for a list of appliances included, heat, etc.

  • We basically build the MLSs without the need for you to create a Listing Profile; we will verify any particular information with you

  • You send the exclusion list and we will place it in up to (2) MLSs; if it's too long, we will create a separate document and upload it to up to (2) MLSs

  • Create an incomplete listing in (2) MLSs  and send it for your approval and then the seller

  • We'll obtain the seller's showing schedule and if needed, explain Showing Time if you prefer sellers to confirm appointments

  • Complete listing in up to (2) MLSs in either Coming Soon or Active Status

Silver Residential Listing Package

Get all of your basic listing tasks covered and take your time back with the following tasks handled by us:

  • 30-min pre-list consult to identify needs, timeline, and course of action

  • Submit OPRA for Permit History & Property Tax Card; forward to you for review

  • Completing and sending listing documents to sellers for signatures, including Coming Soon

  • Receive the following from you:

    • Sellers Disclosure

    • Floor Plan

    • Photos to be used and let us know the order you prefer

    • Link to Video

    • Link to Virtual Tour

    • Special Features Document

    • Exclusion List

    • Description

    • Property Profile for Primary MLS being used

  • You are responsible for reviewing all documents for accuracy, discrepancies, etc. to the MLS, cross-checking Floor Plan labels for rooms, Sellers Disclosure answers to MLS, etc.

  • You are responsible for editing the Virtual Tour for descriptions, format,etc.

  • You are responsible for reviewing the video for accuracy

  • You will check the photos and coordinate with Virtual Staging if necessary

  • We will input all information into up to  two (2) MLSs to create  incompletes and send for your approval

  • You discuss with the seller their showing schedule and provide us with the Sellers requests on our form or all details

  • Enter listing into up to (2) MLSs with either a Coming Soon or Active Status

  • Add photos/floor plan/Special Features Document, disclosures, etc.  to MLS and Showing Time

  • Post Open Houses on up to (2) MLSs

  • Sync Lockbox in Supra

  • Set up ShoowingTime as per the schedule received

  • Submit any required paperwork to the MLS i.e., Listing Agreement, Coming Soon documents

  • Notify you when the listing is active

  • Verify listing feeds accurately to Realtor.com, Zillow.com, and Trulia.com and alert you if there are any discrepancies

  • Required Disclosures/paperwork submitted for office compliance;  submit for review and correct any errors

  • After Coming Soon expires, check all feeds when the listing status is Active to ensure proper syndication and alert you if there are any issues

Full-Service Listing Transaction Management

Offer accepted?  Now the fun really starts! With a hundred moving parts, staying on top of communication, dates and deadlines is key to keeping the deal together and your clients happy.  Let us keep track of these key components. After all, the devil is in the details. Tasks performed include, but not limited to:

  • 15-minute pre-transaction consult to identify parameters for interaction with seller(s) and buying agent. You can decide if we will correspond directly with the seller and buying agent regarding important dates, etc. or we remind you or we email from your email to seller and/or buying agent.

  • Assist in obtaining Seller signature on required documents

  • Contract Docs sent to Attorneys and clients for commencement of Attorney Review with contact information shared

  • Change status on (2) MLSs to In Attorney Review/Pending

  • Check to see  if Permit History has been received and all permits are closed

  • Monitor correspondence for A/R concluded date

  • Create Important Dates Email for Seller with a Checklist of Tasks and send according to your preferences decided upon

  • Change Status to UC in two  (2) MLSs

  • Track key dates and deliverables, including:

    • Inspection Scheduled

    • Deposits Received by Due Dates

    • Escrow Letter (s) Received

    • Appraisal Scheduled

    • Mortgage Commit Recv'd by Due Date-check for stips and alert you

    • Appraisal Cleared

    • Home Inspection Demands Sent by Due Date

    • End of Home Inspection Contingency Received

    • Tentative Closing Date-is deal on track to close?

    • CTC Received

    • Important Last Steps (call utility companies, etc.)

    • Walk Through Scheduled

  • Complete necessary paperwork for CCO and/or CSACMAPFEC and either send to seller with instructions or send to you if you are doing the inspections

  • Distribute  CCO and/or CSACMAPFEC certificates to all parties when received

  • Create the Broom Clean Checklist and Last Items to Close email and send them according to parameters

  • Commission Invoice drafted, approved by you, and sent to all parties or send reminder to office to create and send

  • Offer/Commission page or paperwork reported to your  management according to office procedures

  • Send a reminder to you to remove shoe covers, brochures, etc.

  • Arrange for yard sign removal

  • Obtain fully signed ALTA, a copy of the commission check on the day of closing if possible

  • Send reminder to remove lockbox

  • Change Status to SOLD  in MLS

  • Required Disclosures/paperwork submitted for office compliance;  submit for review and correct any errors

  • Zillow Review email request to the seller from your email

  • Zillow Review Reminder emailed to client from your email

  • Client forwarding address updated in CRM

  • Add client to appropriate follow-up campaigns

  • Create the Highest and Best Email with the requirements defined by you

  • Create a pdf with the Highest and Best guidelines

  • Email agents listed on any Public Open House Sign-In sheets you send to me and if needed, Broker Opens; attach any disclosures

  • Send notification via ShowingTime with guidelines; post the Guideline document and any disclosures to ShowingTime

  • Email any agents on the SUPRA list that showed the property that are not in ShowingTime

  • Post submission date deadline to (2) MLSs appropriately (agent remarks and showing instructions)

  • Upload submission guidelines as a document to (2) MLSs

  • Track submissions: download and file all offers in Google Drive

  • Review all offers for accuracy, money page to preapproval, additional contractuals, etc. and note any discrepancies for your follow up

  • Place all offers on the spreadsheet supplied by you or create one  with columns defined by you
